This item includes a physical booklet chart for Maximum Cross Stitch's "The Sale of the Zimmerman Farm" with the option to add a pack of the called-for Roxy Floss Co colours.
Floss colours included are: Earl Grey, Truffle, Flamingo, Raspberry Puree, Charcoal, Lead It Be*, Violet Woods, Fossil, Lawn & Order, Haystack, Ochre, Espresso, Deja-Blue, Mollusk, Spinach, Pinery, Arugula, Brunette, Great Lakes, Falu Red, and Betty White.
*Lead It Be has been discontinued due to dye lot issues and will be replaced by Coal in this floss pack.
This chart measures 201 stitches wide by 265 stitches tall for a total of 24,786 stitches.

If stitching on 28ct - you will need a half yard to stitch this design.
If stitching on 32ct - you can fit this on a wide quarter if you are okay with having only a 2-inch border on the short side of the fabric.
If stitching on 36ct and 40ct - you will need a wide quarter to stitch this design.

Test a small sample if you intend to wash, esp darker colours. It has been rinsed and set carefully and should be colourfast - but always better safe than sorry.
